Commercial, medical, sports and service premises inside the districts we build

A district is judged by what a resident can reach without a car. SAVO therefore builds the non-residential part of its projects itself: retail units under the apartments, a dental clinic, a sports club, a restaurant and a café, security and a service company. Several of them are not leased-out shells waiting for an unknown tenant but the group's own businesses.

The order of work matters more here than anywhere else. Ground-floor premises are designed together with the building — their own street entrances, ceiling heights, ventilation routes, water, electrical load and service access — because fitting a clinic into space meant for apartments is expensive and usually visible afterwards. By the time the first residents arrive, the shops, the pharmacy, the cafés and the notary are open.

Retail under the apartments

Ground floors are given to shops, a pharmacy, cafés, a notary and a dental clinic, each with a street entrance separate from the residential lobbies. In Evromisto by SAVO these units opened as the blocks filled, which is why the district avoided the usual empty first year. Deliveries and waste are routed away from the courtyards where the playgrounds are.

Dental clinic

Prime Clinic / PrimeDent operates in the group's own premises. A clinic sets the hardest technical conditions of any ground-floor occupier: water and drainage, electrical load, ventilation, room geometry. Those were planned with the building instead of being argued over during fit-out.

Sport and leisure

EuroGym is the sports club in the group's portfolio — a format that needs floor height, structural load and acoustic separation from the apartments above. The Villajoyosa master plan reaches the same goal outdoors, with a padel court and walking paths beside the pool. Both are planned at concept stage, because neither can be added to a finished building.

Food and drink

The restaurant Flame and the café Lucky Bagel are run by the group. Lucky Bagel is in Vilnius; the Ukrainian district has its own cafés on the commercial ground floors. Catering is the most demanding neighbour a residential block can have, so extraction, grease traps and delivery hours belong in the drawings rather than in later complaints.

Security and services

Savoya Security covers the districts, alongside a European service company and Yellow Studio. A closed courtyard only works if someone is answerable for who comes through the gate. The organisation that installed the gates, the lighting and the playgrounds is the one that keeps them in the state they were handed over in.

How a SAVO district comes about

  1. The mix is decided before the plans

    What the district will need is settled first: how many retail units, where a clinic can physically sit, whether a sports club fits under residential floors or belongs in its own volume. The answer follows from the number of apartments and from what already exists in the surrounding streets.

  2. Premises designed with the structure

    Entrances, ceiling heights, loads, ventilation shafts, water and power are drawn into the building per unit. A unit intended for food or medical use is identified at this stage, because its risers cannot be added later without cutting through apartments above.

  3. Fit-out and opening

    Each shell is completed for the use it was designed for and handed to an operator, in several cases one of the group's own companies. The target is simple: the shops, the pharmacy and the cafés trading when the first residents move in, not a year later.

  4. Operating and adjusting

    After opening the group runs what it built and watches what residents use. A format that does not work is replaced; one that does is repeated in the next phase. That is only possible because the premises were not sold off to unrelated owners at completion.

Who you talk to about a unit

If you live in the district, this part of it is simply there. You do not deal with a letting agent or hunt for a dentist: the clinic, the gym, the café and the security service belong to the same group as the building you live in, and anything that goes wrong with them has one address.

If you are a business, you deal with the owner of the premises directly. What can be agreed is what the unit physically allows — power, water, extraction, entrance, delivery route — and that conversation happens against the drawings. Where a use would need a change to the structure, you are told so before fit-out rather than during it.

If you are a partner, the point is that the group both develops and operates. Commercial space is not a line in a sales brochure to be disposed of at commissioning; it is run as a business by the same owner, which is also what keeps the courtyards and the lighting maintained. Questions about SAVO and its projects

Why does a developer run a clinic and a gym itself?

Because a district with no dentist, no gym and no café for its first years is an unfinished product. Prime Clinic / PrimeDent, EuroGym, Flame and Lucky Bagel are operated by the group, so the services exist from the start. Running them also shows which formats residents use, and that feeds the next phase.

What is on the ground floors of Evromisto by SAVO?

Shops, a pharmacy, cafés, a notary and a dental clinic, each with its own street entrance. They sit under the residential blocks that enclose the courtyards. Service access and deliveries are kept out of the yards.

Is Lucky Bagel in the Ukrainian district?

No. Lucky Bagel is the group's café in Vilnius. The Ukrainian district has its own cafés on its commercial ground floors, which are different premises in a different country.
