A district that is already lived in
Evromisto by SAVO is the group's district in the Kyiv region, and the thing to say about it first is that it is finished and occupied. Residents moved in, the shops below them opened, the lawns grew in. Buyers took possession of completed flats; across the group 3 920 apartments have found their owners. Filmed from above, the district reads clearly: blocks arranged around courtyards, paths between them, open fields at the edge and a crane still standing where the next stage is going up. That mix — a working district with construction continuing on one side of it — is what a long-running development looks like from the air.
The Shchastia buildings
The completed buildings carry the name Shchastia and the numbers 1, 7, 9 and 11. They are set so that their entrances face the interior of the block rather than the road, which is what makes the courtyards usable: a child leaving a flat is already inside the protected part of the district. Closed courtyards, with a fountain and a pool
The courtyards are closed to traffic. Inside them are playgrounds laid out for different ages, lawns, planting and walking paths. A fountain works in one of them through the warm months and there is a pool bowl in the grounds, which in a district this far from the river is the difference between a summer spent somewhere else and a summer spent at home. The layout came before the landscaping, not after it. Cars stop at the perimeter; the space between the buildings is for people on foot, and that decision is visible everywhere in the district.
Ground floors that take care of the daily errands
The ground floors were built as commercial space and let as such. Along them a resident finds shops, a pharmacy, cafés, a notary and a dental clinic — the errands that otherwise mean a car and an hour. A notary and a pharmacy at street level in a residential district outside a capital city are not a given, and they were planned in from the start rather than fitted later. Some of those businesses are the group's own. SAVO runs the dental practice Prime Clinic, also known as PrimeDent, the sports club EuroGym, the restaurant Flame and the security company Savoya Security. Operating services inside its own districts is part of how the group works, and it is the reason the commercial floors filled up instead of standing empty behind paper.
The Eiffel Tower, and Evromisto 2
A replica of the Eiffel Tower stands in one of the courtyards, next to the sign carrying the district's name. The name joins the European idea to the word for a town, and the tower is the piece of it you can point at. In practice residents use it the way people use any landmark — to tell a visitor where to turn. A second phase, Evromisto 2, is in design.
