Villajoyosa Residence: the SAVO seaside project on the Costa Blanca

  1. A tower by the sea, for now only in the drawings

    Villajoyosa Residence is the SAVO project in Spain, in the Alicante town of Villajoyosa on the Costa Blanca. It is at design stage. Everything on this page comes from the project visualisations prepared with the architects; no part of the building exists yet, and nothing is on sale. The visualisations put a residential tower close to the shore. Looking north-east along the coast, the Benidorm skyline stands behind it; looking inland, the hills of the Marina Baixa close the view. Palms are drawn along the approach and on the podium level. Height is what makes the site work: from the upper floors the sea is in front and the mountains behind, and the whole scheme is built around that double outlook.

  2. Why this stretch of coast

    Villajoyosa is a working town rather than a holiday strip. It keeps a fishing port, a painted old quarter above the beach, the Valor chocolate factory and the hospital that serves the whole comarca. The narrow-gauge TRAM line runs through it to Benidorm in one direction and Alicante in the other, and the airport on the Costa Blanca is about forty kilometres down the A-7. Shops, schools and surgeries stay open through the winter, which matters for a building meant to be lived in and not only visited in August. Spain is the third market the group entered. SAVO has been on the market since 2006 and has built 320 000 m² of housing and commercial space in Europe, and Villajoyosa Residence is the first scheme it has designed for a Mediterranean site.

  3. The master plan: pool, padel court and walking paths

    The master plan treats the ground as part of the home. A pool sits in the middle of the plot with sunbeds along its long side, lawns and planting around it, and walking paths that loop the block so a circuit is possible without stepping onto the road. A padel court is drawn into the plan as well: on this coast padel is an ordinary weekly habit rather than an amenity for the brochure, so it gets real space. Above, the roof is given back to the residents. The visualisations show shaded seating and planted edges on the rooftop terraces, with the town below on one side, the sea on the other and the mountains behind. Cars and deliveries are kept off the pedestrian route through the site.

  4. Light interiors and flats that open onto the outside

    The interiors are drawn pale: white and sand walls, timber and stone in warm tones, large glazed openings and deep terraces instead of narrow balconies. Each living room in the drawings has a door onto outdoor space, and the glazing is sized for a coast where the light is strong for most of the year. No layouts, floor areas or prices are published for Villajoyosa Residence, because the design is not fixed. While a scheme is still being drawn, those numbers change, and the group would rather publish nothing than publish a figure it has to withdraw. When the design is signed off, the visualisations become plans and the plans are what gets quoted.

  5. Design, build, sell, then look after the place

    SAVO works the full cycle in-house: the land plot, the concept, the design, the construction, the sales, the commissioning and the development of the territory afterwards. The group builds complete environments rather than single buildings, which is why housing comes with commerce, sport and service space inside the same scheme.   • Villajoyosa, la Vila Joiosa in Valencian, is a coastal town in the comarca of Marina Baixa, in the province of Alicante on the Spanish Mediterranean.
  • It lies between Benidorm to the north-east and the city of Alicante to the south-west; both are a short drive along the same stretch of coast.
  • Alicante-Elche Miguel Hernandez Airport, the main gateway to the Costa Blanca, is roughly forty kilometres away and is reached by the A-7 motorway.

  • Foreign buyers are a normal part of the local property market: British, Belgian, Dutch, German and Nordic purchasers buy here, alongside Spanish families looking for a second home near the sea.
